I lived at Arbor of Sweetgrass for 11 years. The first year I was taking my dad thru the 5th and final year of Alzheimer's, but stayed because I loved the place. Then a new management company came in and completely ruined the experience. It started as soon as they took over - the previous company had ordered me a new air conditioner and the new group used it in a different apartment and I never did get a working air
conditioner . They forced a half remodel in thru June, even though I was moving moving in August, and were rushing it through so they could hit the deadline which means the kitchen was missing cabinets and doors on two of the cabinets. They did flooring and the sinks in the bathrooms - I was told the bathtubs and toilets were going to be replaced after I moved out along with them finishing the kitchen. Even at the checkout, I pointed out I did not clean tubs because they were going to replace them and Amy agreed with that. Unfortunately, I didn't realize I needed to record everything they said. Now I've moved out of state and they want to charge me $800 for the bathtubs, amongst other bogus charges. I do know there were several other long-term residents moving out partially due to this group. I don't know if they've also run into this problem, but after writing several positive reviews over 10 years- I cannot recommend this place as long as this management team and management company is running arbors at SweetGrass.Helpful 0Thanks 0Love this 0Oh no 0 - Sierra C.Highlander Heights, Fort Collins, CO032Aug 11, 2020
My apartment at Arbors has been my new home for about 4 months now, and I really like it here. The grounds are beautiful with lots of open grassy areas and large trees that offer shade. The location has to be the best in Fort Collins, steps from the three major paved bike trails. This is a great community for pets and my neighbors and the staff here are always friendly. The pricing seems fair, too. I am happy I get to live here for the rest of my lease and hopefully renew next year.

never fixed the pool , my fob got disconnected after my complaint - hot tub is cold because the cover is broken - it may be a "public pool" but the water is less quality than an actual "public community pool" - call me a pool Karen

Faith has been absolutely fabulous. She is always happy to assist. Her voice did not diminish one bit even though my husband and I emailed her numerous times as well as calls with basic questions and concerns. Faith has made a very stressful situation go smoothly.

Where to start and where to end my complaints...
Switching management companies was the first wrong step. They changed at the end of the month with no warning. We only found out when we tried to log in to pay our rent and couldn't access the portal. When we called, we were notified our rent was late, but they would wave it as a courtesy (HA, courtesy would be notifying us beforehand).
We then had maintenance show up and enter the apartment without notice. I called furious of course that just anyone could enter (this was a maintenance man from another building, not even our own), Cassandra let me know to calm down and let yell at her. Calm down? You just entered my apartment without notice or permission, then proceeded to read me the lease where you wrote that into the fine print, and told me to calm down. We have a dog that doesn't do well with strangers, and so we have always asked for a warning before entering (I asked what would happen if our skidding dog bit the random maintenance man from another building, she didn't know). They were good before switching management companies. READ YOUR LEASE CAREFULLY!
By the way, she was kind enough to tell me I was presented with the lease and should have read it. Thank you, I did read it, but you taught me a valuable lesson to ask LOTS of questions beforehand.
Random other issues that I was willing to ignore until these incidents piled up include, horrible property maintenance, closing amenities without notice, and blaming you for not receiving notices.
Never had it so difficult to pay rent (with no notice or portal or management change, and not posting until the 3rd, telling me that it isn't late until the 3rd), to make maintenance requests (took all their forms down without notice), and to try to reasonably g9ve notice for a skiddish dog.
Watch out, read carefully, ask lots of questions, and read all other reviews that are all negative as well.
UPDATE to their response:
Our dog actually died, we had to put her down, but again the second time I have been asked if she needed to be added to the lease. Either way, our dog WAS on the lease. Thanks for bringing it up yet again.Helpful 0Thanks 0Love this 0Oh no 0Business owner information

I understand your concerns and frustrations with the ownership and management change. The new management company is working diligently to better the property. We are repairing the siding and roofing, we hired an arborist to trim all of the trees, and we are upgrading the business center and fitness center to make it a more enjoyable place for our residents. The only amenity that is closed is our hot tub, as the pump cracked and was frozen so plumbers were unable to repair it until it thawed out (weeks of warmer weather). It will be reopening shortly.
We do have maintenance from a sister property helping out right now to complete work orders from the inspection so that they are done in a timely manner. Although maintenance is permitted to enter your apartment, that is not our policy unless there is an emergency. I apologize and was not aware of the situation.
Do we need to add a dog to your lease?

This is the best place to live!! Super friendly and professional staff. Any time I've had an issue they have been on the spot to fix it even after hrs when there was a leak. They truly care about each one of there residents and everyone is like family. The Arbors community is like a big family all the residents are super friendly and I can trust my neighbors to watch over my place while I'm away. I'm very happy to live here going on 2 years!!!

This complex is hands down the best I've seen in fort collins! The grounds are well maintained and plenty of parking for all. Though I dont use the maintenance staff often when I need them they are quick and efficient! This is an extremely pet friendly complex and they even have little treats for your dogs in the office :) they do lots of community events if that's your thing and have done renovations to the gym at the clubhouse. After 3 plus years of living here I'm glad to call this place home :) also Cassandra in the office is the best and is always there where you need help!

I've been living here for almost 5 months and I absolutely love it. I was hesitant about moving into an apartment, as most of the apartments I looked at in Fort Collins felt dark and confined. But these apartments are the opposite; beautiful- very fresh and open, lots of natural light. And the landscape is green and gorgeous- there is tons of space, and the balconies are the spacious I've seen. The staff is very helpful, always doing their best to create a friendly community feel. Sebastian is just awesome- always so positive and helpful, truly a radiant person! And, and, and... sometimes they do donuts and coffee in the morning, and those mornings are my favorite. Can't wait for the next :D

Horrid office management, slow response to maintenance requests, and lack of communication between leasing agents. If you want to live somewhere where they can increase your monthly charges without notifying you then this is the place for you! Do you want an office that repeatedly loses your paperwork? If so please live here! This place is fantastic if you want to live somewhere that offers amenities that you can't use half the year because of renovations. PLUS if you want to live somewhere that offers no help for those affected by COVID, yet continues to hold those dumb monthly grab a cheap ice cream bar BS, then this is the lovely place for you.

We rented 2 apartments here for our 2 sons. After one of our son's rental time was up, we were supposed to get his $200 deposit back. It has now been 4 months later and we have not received it. They said that they are in the process of sending it but they deducted almost of it out because he did not paint the walls afterwards -- we were never told that we had to repaint after you move out, I would think this is part of maintaining the building.
When our other son moved out, there were still 6 days left on the lease. They did not tell us how much was owed for that partial month but we called over there to find out before the rent was due on the 4th. They did not call us back until after his lease expired, then charged us $75 late fee plus another $10 per day until we finally heard back from them on the 10th of the month.
We had always paid our rent early, were great tenants (we spent over $20,000 there in the past year) and they would make no exception on the late fee.
My advice is to not rent here. But if you do, make sure you have them inspect your place and tell you exactly how much is owed for any prorated rent before handing your keys over to them because they will charge you unnecessarily.Helpful 3Thanks 0Love this 0Oh no 0
